Our range of bespoke options covers the following areas:


KitchensKITCHENS
Depending on the stage of construction, purchasers can take their pick from a choice of six delightful kitchen schemes in either a contemporary or traditional style. Each kitchen includes an extensive list of stylish integrated appliances from leading manufacturers. Appliances will include a stainless steel range cooker or double oven with 5 ring gas hob, an integrated fridge freezer and an integrated dishwasher. Purchasers will be given the choice of granite or solid wood worktops to compliment their chosen kitchen. Through partnership with our kitchen designers, Limelight Homes are able to work with purchasers to accommodate a number of additional features according to individuals’ requirements and budget.

BathroomsBATHROOMS
The highest quality contemporary sanitary ware and fittings are provided to all bathrooms and en-suites. Walls around baths and showers are tiled to full ceiling height with all other wet areas receiving half height tiling. Bathroom floors are also fully tiled. Purchasers receive a choice of high quality stone wall and floor coverings ranging from Italian travertine to natural slate. For comfort as well as styling, contemporary chrome towel radiators are fitted as standard.

Living AreaLIVING AREAS

Natural stone floors throughout the hall, kitchen/diner, wc and utility room provide a warm welcome to each home.High quality carpets are fitted to first and (where applicable) second floors. Purchasers can choose between stone and carpet
finishes to reception areas.

All open fireplaces will receive wood burning/duel fuel stoves with a choice of flueless fires being available to the principal reception room.


HEATING
All of the homes at The Orchard are fitted with energy efficient gas central heating systems incorporating an innovative gas saving device which recycles heat normally lost through the flue on a conventional boiler, cutting energy consumption by up to 52% when compared with a conventional gas central heating system
LIGHTING
Each property features recessed ceiling spotlights in brushed chrome to main reception areas and all wet rooms.
ELECTRICAL SYSTEMS
Much thought has been given to the location of electrical outlets, television and telephone points are strategically positioned to ensure maximum convenience. All sockets and switches are brushed chrome.
SECURITY
External PIR (Passive Infra-red) lighting is fitted to the outdoor elevations. Mains connected smoke detectors are fitted as required throughout each property.
EXTERNALLY
Attractive paving flags are provided to paths and patio areas, forming part of a landscaping scheme designed by a leading local Landscape Architect.
Each property features its own surface water recycling tank providing water to be re-used for the flushing of toilets etc and for use in the garden, vastly reducing potable water consumption.
